The building is a 36-storey residential / commercial tower in Sydney’s CBD with first floors consisting of a heritage brick façade that face Castlereagh Street. 

STAGE 1 PROJECT MANAGEMENT

Extreme chlorine contamination to plant room slab surface from suspended swimming pool resulting in severe concrete spalling with loss of concrete section up to 100mm in depth and extensive corrosion of reinforcing bars and corroded reinforcement to slab and walls below.

MAJCON as Consulting Structural Engineer, Project Manager and Superintendent were responsible for specifying the 15,000 litres of cementitious grout pumped up from the carpark to level 8,500kg of reinforcement replacement and implementation of cathodic protection and saline surface treatment.

STAGE 2 REMEDIAL

MAJCON were engaged by the Secretory Corporations to undertake remedial and structural works for the four façade elevations from level 9 to 36 including the roof. Those façades are suffering from cracks, spalling of brick fragments, brick wall protrusion from alignment, broken and bulging bricks that have a risk of falling down and a likelihood of injury to pedestrians. Also, roof renovation works will be carried out to solve a water penetration issue. 

MAJCON have prepared specifications needed for the façade work repairs and invited a well-known Contractor in the market for this job. Tender analysis and tender documents were prepared and the repairs job are ready to start. 

MAJCON will supervise the works to sure it complies with the specifications and standards and the City Council requirements including paying a full attention to the heritage part of the tower.
